Terms of Use

1. Acceptance of Terms

By accessing or using Rentalistry ("the Service"), you agree to be bound by these Terms of Use. If you do not agree, please do not use the Service. Rentalistry is operated by Rentalistry LLC.

2. Description of Service

Rentalistry is a secure rental property management portal for independent landlords to organize properties, tenants, leases, rent records, expenses, maintenance, inspections, documents, and reports. Invited tenants may use a limited tenant portal to view information shared by their landlord, access supported documents and rental records, submit maintenance requests, and use other tenant-facing workflows. Public rental listings, public application submission, and applicant portal access are not currently offered.

3. Platform Role

Rentalistry is a software platform. Rentalistry is not a landlord, property manager, broker, leasing agent, tenant screening company, credit reporting agency, law firm, payment processor, or party to any lease, historical rental application, rental transaction, maintenance request, or landlord-tenant relationship unless expressly stated in a separate written agreement. Landlords, property owners, and tenants remain responsible for their own decisions, communications, records, and legal obligations.

4. Eligibility

You must be at least 18 years old and capable of entering into a binding agreement. By creating an account, you represent that all information you provide is accurate and complete.

5. Accounts & Security

You are responsible for maintaining the confidentiality of your account credentials. Notify us immediately at contact@rentalistry.com if you suspect unauthorized use. We are not liable for losses from unauthorized access caused by your failure to safeguard your credentials.

6. User Content & Uploaded Documents

You are responsible for the information, files, photos, lease documents, maintenance notes, receipts, inspection records, messages, and other content you submit to the Service, as well as any historical application materials retained in your records. You represent that you have the rights and permissions needed to upload, store, and share that content through the Service. Do not upload content that is unlawful, fraudulent, misleading, discriminatory, invasive of privacy, or that you are not authorized to provide.

7. Acceptable Use

You agree not to: (a) use the Service for any unlawful, abusive, fraudulent, or discriminatory purpose; (b) upload false, misleading, or unauthorized information; (c) violate fair housing, consumer protection, privacy, landlord-tenant, or housing laws; (d) attempt unauthorized access to the Service or another user's data; (e) interfere with the security or availability of the Service; or (f) scrape, copy, or harvest data without our written consent.

8. Fair Housing & Landlord Responsibilities

Landlords and property owners are solely responsible for complying with all applicable housing laws, including fair housing, tenant screening, rental application, security deposit, rent, habitability, notice, eviction, recordkeeping, and local landlord-tenant requirements. Rentalistry does not provide applicant screening, make rental decisions, approve or deny applicants, guarantee tenant quality or payment, or verify that a landlord's use of the Service complies with law. We may suspend or terminate accounts that appear to misuse the Service or violate these Terms.

9. Tenant Responsibilities & Historical Application Records

Tenants are responsible for providing accurate information and documents, keeping contact information current, and communicating directly with their landlord or property owner about leases, rent records, maintenance, and housing matters. Rentalistry may retain historical application-related records created while an application feature was available. Public application submission and applicant portal access are not currently offered. Any historical application or document submission did not guarantee approval, housing availability, lease terms, or a rental outcome.

10. Fees & Payments

Rentalistry provides a time-limited free trial. A payment method is not collected at signup. Current plan prices and trial terms are disclosed on the Pricing page, and paid access requires a separate authorization through PayPal. PayPal's terms and privacy policy govern its payment services. Rentalistry does not process tenant rent payments. We reserve the right to modify pricing with reasonable notice.

11. Intellectual Property

All content, trademarks, and software on the Service are owned by Rentalistry or its licensors. You may not reproduce or distribute content without prior written permission.

12. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind. Rentalistry does not provide legal, tax, accounting, real estate, brokerage, insurance, credit, screening, or financial advice. Any templates, reminders, reports, summaries, or workflow suggestions are for convenience only and may not fit your situation or jurisdiction. Consult a qualified professional for legal, tax, housing, or financial questions.

13. No Guarantees

Rentalistry does not guarantee that the Service will be uninterrupted, error-free, secure, or that data will always be available. Rentalistry does not guarantee tenant behavior, rent payment, property condition, legal compliance, document accuracy, maintenance results, or any landlord-tenant relationship.

14. Limitation of Liability

To the maximum extent permitted by law, Rentalistry shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, lost rent, lost business, housing disputes, decisions reflected in historical application records, or third-party conduct arising from or related to your use of the Service.

15. Termination

We may suspend or terminate your account at any time for violation of these Terms. You may cancel at any time by contacting contact@rentalistry.com.

16. Governing Law

These Terms are governed by the laws of the State of Washington. Disputes shall be resolved in the courts of King County, Washington.

17. Changes

We may update these Terms from time to time and will notify you of material changes. Continued use after changes constitutes acceptance.
